Some homes are simply easy to settle into. This is one of them.

Set within a friendly residential development close to the centre of Bradford on Avon, this modern three bedroom home has been thoughtfully adapted over the years to make everyday living comfortable, practical and enjoyable. With a generous kitchen/dining room, separate reception room, an impressive glasshouse extension and a south facing garden, there is a lovely balance between space to come together and somewhere to find a little peace and quiet.

The kitchen/dining room is very much the heart of the house. It is a sociable space, with a well planned layout that allows several people to cook together without getting under each other’s feet. There is plenty of room for a large dining table, including one seating eight, making it equally suited to everyday family meals or having friends around. The kitchen opens directly into the glasshouse extension, creating a natural connection between the house and garden.

The glasshouse is one of the features the current owners will miss most. Built to make the most of the garden and its southerly aspect, it brings an extra dimension to the living space throughout the year. In warmer weather the doors can be opened to let the garden become part of the room while an electric roof awning provides welcome shade when the sun is at its strongest. In winter, it becomes a comfortable place to sit with a coffee, enjoy the sunshine or simply spend an evening listening to music. A dedicated heater also makes it a usable space when the temperature drops.

The separate reception room provides a quieter place to relax, away from the activity of the kitchen and dining area. Upstairs, there are three bedrooms, with the rooms at the rear particularly peaceful. The accommodation is served by two bathrooms, offering flexibility for families, visiting guests or those who simply appreciate having an additional showering space.

The house has been designed with comfort and energy efficiency in mind. Good insulation helps maintain an even temperature throughout the seasons, while gas central heating can be controlled remotely through an app, with separate settings for upstairs and downstairs. Air conditioning units were installed in 2022, providing cooling during warmer summer nights and additional heating when needed. The showers benefit from excellent water pressure, with a water softener helping to reduce limescale.

Solar panels and battery storage, both owned outright, are another significant addition. The system allows electricity generated during the day to be stored for later use, with surplus energy exported back to the grid. The owners report that their combined gas and electricity payments have averaged around £60 per month over the last two years, although actual costs will depend on household usage, tariffs and energy consumption.

Outside, the south facing garden has been carefully arranged to follow the sun throughout the day. Morning sunshine arrives on one side before gradually spreading across the garden, with the last of the evening light reaching a separate seating area towards the left. There are also naturally shaded spots for anyone who prefers to sit outside without being in direct sunshine all day. High fencing and established neighbouring relationships give the garden a welcome sense of privacy and make it somewhere to properly switch off.

There is also a garage with EV charger, measuring approximately 19’3” x 9’8”, providing useful storage or secure parking, together with further potential within the property. The loft offers the possibility of creating additional accommodation, potentially another bedroom and bathroom, subject to the necessary planning and building regulation approvals.
For anyone working from home, fibre broadband is already installed, and the owners have enjoyed reliable connectivity throughout the property.

The location is a particularly important part of what makes this house work so well.
A small wooded area is just 50 metres away, providing an easy starting point for a morning or evening walk. A little further on, Cemetery Lane leads to a larger open field with a pond, gravel walking path and children’s play area. It is the sort of everyday convenience that makes a difference, particularly for families and dog owners.

Bradford on Avon’s town centre is approximately seven minutes away on foot, with its independent shops, cafés, restaurants and traditional pubs. The railway station is around ten minutes’ walk, making the town a practical choice for commuters as well as those wanting to enjoy everything the area has to offer. Sainsbury’s is approximately 30 minutes away on foot, and there are several primary schools and a secondary school within a comfortable walking distance.

For weekends, the canal provides one of the area’s loveliest walks. Follow the towpath towards Avoncliff, perhaps stopping at The Cross Guns or the canalside coffee house along the way. For cyclists, the route towards Bathford and onwards to Bath offers another way to enjoy the surrounding countryside.

Bradford on Avon has a particular character. It is picturesque, certainly, but what often makes people stay is the community. The current owners moved here from Cornwall in 2009, initially looking across a much wider area before deciding that this was the town they wanted to call home. Their children grew up here, attending the local schools, and over the years they have built friendships with neighbours and people throughout the town.

This is a home that should appeal to a range of buyers. Families will appreciate the schools, garden and practical living space; couples may enjoy the easy connection between the kitchen, glasshouse and garden; while those looking to downsize without giving up space or access to the countryside will find plenty to like about the location and layout.

After owning three homes in and around Bradford on Avon, the sellers feel this has been their favourite. They will particularly miss the kitchen, the garden they carefully designed and those peaceful morning walks towards the pond. It is a home that has clearly been enjoyed, not just lived in, and is now ready for someone else to make it their own.
