Registering with local Estate Agents

Ross McKenzie

Register with your local, reputable estate agents to help them understand your needs and wants on your property search

How to register with estate agents

Registering with local estate agents is a key step in finding the right property. But not all buyers know how to approach this process effectively. The way you introduce yourself and communicate your needs can determine whether an agent takes you seriously - or just adds you to a mailing list.

Here’s how to stand out and get estate agents working for you.

Why register with estate agents?

While property portals like Rightmove, Zoopla, and Jitty are useful, estate agents often know about properties before they go online. Being on their radar increases your chances of securing a home before competition heats up.

Registering with agents means you:

✔ Get early access to new listings before they hit the portals.

✔ Receive off-market opportunities that aren’t widely advertised.

✔ Get matched with properties based on your specific needs.

✔ Build a relationship with agents who can advise on market conditions.

How to register the right way

Many buyers make the mistake of calling an agent and saying, “Let me know if anything comes up.” This approach won’t make you a priority. Instead, be clear and direct about what you want.

💡 Tip: Estate agents prioritise buyers who are organised, committed, and financially and legally prepared.

Be specific about your needs – Know your must-haves and deal-breakers.

Show you’re financially ready – Mention your Agreement in Principle (AIP) and that you’ve already instructed a conveyancer.

Be flexible where possible – Buyers who can compromise are more likely to get matched with available properties.

Follow up – Don’t just register and wait; call or email regularly to stay top of mind.

What to tell estate agents when registering

When registering, give a clear and concise summary of your search criteria:

🔹 Budget: Your max purchase price and deposit size.

🔹 Location: Preferred areas, must-have amenities, and school catchment.

🔹 Property type: Flat, house, new build, period home?

🔹 Number of bedrooms/bathrooms: Your minimum and ideal numbers.

🔹 Must-haves vs nice-to-haves: Parking, garden, open-plan kitchen, etc.

🔹 Timescale: Are you ready to buy now, or still in the early stages?

🔹 Chain position: Are you a first-time buyer or selling a property?

💡 Example:

“Hi, I’m looking for a three-bedroom house in North Cardiff with a driveway and a garden. I have a 15% deposit, an Agreement in Principle, and a Conveyancer already instructed. I’d love to hear about properties before they hit the market. I can move quickly for the right place - please keep me updated!”

Staying in touch with estate agents

Estate agents get hundreds of enquiries, so it’s important to stay on their radar.

Check in weekly – A quick call or email reminds them you’re a serious buyer.

Be responsive – If they send a property, respond quickly - even if it’s not for you.

Build relationships – The more they know you, the more likely they are to help.

💡 Fact: The best properties rarely make it to the portals - they get snapped up by buyers who are in direct contact with agents.
